Find leads

Pick an area and the kinds of buildings you sell to. LASSO pulls the places, scores each one, and shows you why, so you can keep the good ones as leads.

Find leads searches Google Maps listings near you, then scores each place on what matters before you knock: complaints in reviews, building size, who runs it, and more. You keep the places you want, and they become leads in LASSO.

  1. Open Find leads from the menu, or from More on a phone.
  2. Under Where and what, type a city and state or a ZIP in Area, or tap Here to use where you are. LASSO saves your area for next time.
  3. Pick a Radius (10, 15, 25, 40 or 60 miles) and How many places you want back (15, 30, 50 or 80).
  4. Tick one or more Business types, such as property management companies, apartment communities and HOAs, hotels and motels, senior living, medical buildings, office buildings, schools, churches, warehouses, retail, restaurants, self storage, data centers or government buildings.
  5. Optionally, tick filters under Looking for. A place must show at least one of them. Leave them all off to see every place, scored.
  6. Tap Find places.

LASSO shows how many places it is checking, with a progress bar. You can leave the page; the search keeps going and a message says when it is finished. If the area sits inside a teammate's territory, LASSO says so under the area box.

The Looking for filters

  • Reviews complain about heat, air, plumbing or power
  • Large facility
  • Manages several properties
  • Hiring maintenance staff
  • No sign of a national maintenance contract
  • New, renovated or expanding

Hiring and read reviews only show up after the full check (below), so filter on them later from the results.

Read the results

Each place gets a fit score from 0 to 100, with a label:

  • Strong lead: 60 and up.
  • Worth a stop: 35 to 59.
  • Looks fine: under 35.

The chips under each place are the reasons behind the score. Every reason is either measured (LASSO saw it, like three reviews complaining about the heat) or a sign (a hint worth checking, like an old website). Signs show with a question mark. A national brand is marked down, since its maintenance is often under a corporate contract.

Sample data

Switch between List, Map and By operator at the top of the results. By operator groups places run by the same company (a chain, a management company, a license holder or a shared website) so you can work them as one, with Keep all for the group.

Tap a place's name to open its profile: Why this one (each reason with its points, marked Measured or "A sign, not proof"), What people say (review quotes and topics), The building and who runs it, plus Call, Directions, Voice note, the website and the Google profile.

Run the full check

The top 25 places from each search are queued for a full check, which runs in the background a few places at a time. For any place, you can tap Run full check under At the door to run it now. The full check:

  • Reads the place's last 30 Google reviews for complaints about heat, air, hot water, plumbing and power, and keeps the quotes.
  • Searches for a maintenance job posting at that business.
  • Writes lines to use at the door: an opener, two or three points, an ask, and what not to say. They are written only from what was found.

Keep or dismiss each place

  1. Tap Keep on a place (or Keep as lead on its profile). It becomes a lead with the findings written into it and a spot on the map.
  2. Tap the x to dismiss a place. Dismissed places are hidden for your whole company and don't come back in later searches. Bring back undoes it.
  3. To keep many at once, tap Keep top 10 on the results page.

Kept places show on the Leads page with the source "Found." If your company shares leads, a place a teammate already has shows as theirs. You can tap Take it once the lead is at least 7 days old and nobody has contacted it yet.

  1. Run one search first, so your area is saved.
  2. On the Find leads page, under Weekly search, tick Search my area every week.
  3. Optionally, tick Also look for maintenance job postings near me. Employers nearby that are hiring maintenance staff join the weekly results.
  4. Pick the Day and tap Save weekly search. It uses the area, business types, filters and count from the search form.

You get an alert when the weekly results are ready (turn on Weekly search ready in Settings, under Alerts on this device). Once a week, LASSO also reads the newest Google reviews on leads your company kept from Find leads (up to 40 leads a week). A new review of 3 stars or less that names a building system is added to the lead, and the rep who owns the lead gets an alert.

Pull a free public list

Next to the search form, From public lists pulls places from public records instead of Google, such as licensed care facilities, certified nursing homes or HUD apartment properties. These lists are free, and they are loaded for your states when your company is set up, so the choices depend on where you sell.

  1. Set the area and radius in the search form first. The list uses them.
  2. Pick the list in Which list, tick the facility types if it asks, and pick how many places.
  3. Tap Pull the list. Places already in your accounts or leads are skipped.

See what is working

Under Your searches, tap What is working. For your whole company over 30 days, 90 days or a year, it shows how many places were shown, kept, dismissed, became accounts, and led to won deals, by reason and by search. Use it to see which searches and reasons turn into business.

What searches cost

Each Google search and full check has a small cost, and LASSO tracks it for your company. You see it in three places:

  • Under the Find places button: what your company has spent on searches today, against its daily limit.
  • Next to each search in Your searches.
  • In Settings, under Your usage this month: searches run, places shown, full checks and leads kept.

When your company reaches its daily limit, Find leads stops until midnight UTC. Places not checked yet keep the score from their listing. Public lists are free.
