    The community manager hears every resident complaint and answers for occupancy and reviews. Stop by the leasing office on a weekday morning and ask who approves maintenance contracts.

How do I find property manager leads?

Search an area for property management companies and apartment communities. LASSO groups communities under the company that runs them, using HUD records, shared websites and the manager named on listings, so you can see who decides for several buildings.

Who decides at an apartment community?

Usually the community manager recommends and a regional manager or the management company signs. At an HOA, the board votes, often on the community association manager's advice.

What do HUD records add?

For HUD insured and assisted properties, the unit count and the management company with its phone number. HUD records follow the state of your search area anywhere in the US; they cover only a slice of the market, but every row names who runs the building.

Are national apartment operators worth calling on?

LASSO marks them down because their service contracts are often set at the corporate level. They stay in the results, so a rep can still ask who handles maintenance at that community.

Can my reps search apartments, HOAs and management companies together?

Yes. Apartment communities and HOAs are one building type in the finder and property management companies are another, and a rep can pick both in the same search.
