LASSO

Commercial HVAC

Find the buildings where reviews already complain about the heat and air.

LASSO finds commercial buildings near your reps, reads their reviews for heat, air conditioning and hot water complaints, and ranks them with a reason for every score. Then it runs the day that turns a walk-in into a PM agreement.

What gets in the way

What slows HVAC sales down, and what LASSO does about it.

01

Cold visits with nothing to say

Most buildings a rep walks into already have a mechanical contractor or a corporate service agreement. Without a real reason to be there, the visit ends at the front desk.

With LASSOLASSO quotes the reviews that complained about the heat or the air, with the date, so the rep walks in with a reason.

02

PM agreements take several visits

A maintenance agreement rarely closes on the first stop, because the property manager wants a walk-through, then a proposal, then a check-in after the budget meeting. Those follow-ups end up in a notebook or a rep's memory.

With LASSOGive every walk-through, proposal and check-in a dated follow-up, and each one comes up on the rep's Today screen when it is due.

03

Replacement work slips away

The chief engineer mentions that two rooftop units limp through every summer, and it never gets written down. By the time anyone remembers, another contractor has quoted the replacement.

With LASSOSay it into a voice note in the truck, and LASSO drafts a project deal and a follow-up for the rep to check.

The buildings you call on

Where commercial HVAC reps find their work.

Hotels

Who decides: General manager and chief engineer

A guest room with no heat or a loud unit shows up in reviews the same week, so hotels pay for uptime and fast service.

Apartments and HOAs

Who decides: Property manager, regional manager or HOA board

Hundreds of units mean a steady stream of heating and cooling work orders, and one management company often runs several communities.

Senior living

Who decides: Executive director and maintenance director

Residents need steady temperatures and hot water every day, and comfort complaints reach families fast.

Medical buildings

Who decides: Facilities manager or practice administrator

Clinics, surgery centers and dialysis centers depend on reliable air handling and cannot close for a breakdown.

Offices

Who decides: Property manager or building engineer

Office tenants complain quickly about hot and cold spots, and older buildings carry aging rooftop units.

Restaurants

Who decides: Owner, general manager or a regional facilities manager

Kitchens and dining rooms run on rooftop units, and a hot dining room on a busy night costs money.

What LASSO reads for you

A reason to walk in, before you walk in.

Every reason LASSO gives is labeled measured or a sign, so your rep knows what to say at the door and what to ask about.

  • measuredHeat and air complaints. LASSO reads the last 30 Google reviews and counts the ones rated 3 stars or less that mention heat, air conditioning, thermostats, boilers or hot water, with the quote and the date.
  • measuredBuilding size. Rooms, units, beds or square feet, read from the listing, the building's own website or a public list.
  • measuredOne operator, several buildings. The same management company behind several places in your search, so one agreement can cover a portfolio.
  • measuredRenovation or expansion. The listing, the website or a recent review mentions a renovation, remodel or new wing, which points to project work.
  • measuredYear built. From county property records where they are loaded for your area, and buildings 15 to 35 years old score higher.
  • a signHiring maintenance staff. A maintenance technician job posting matched by the building's name suggests the in-house team is stretched.
  • marked downNational brands. Hotel, senior living and restaurant brands are marked down because their maintenance is often under a corporate contract, and LASSO tells the rep to ask who handles it at that building.

A day in the field

A day in the field, with LASSO in the truck.

A sample day for commercial HVAC reps. Every step is in the app today.

  1. Start with the next best action

Today shows the morning brief and, on top, an overdue follow-up with a hotel general manager who asked for a proposal. The rep adds three buildings from Find to the stop list, and Optimize orders the day by distance and business hours.

  2. Talk to the chief engineer

At Oakmont Suites the chief engineer says two rooftop units barely made it through the summer, so the rep taps Talked and records a voice note in the lot. LASSO drafts a replacement project deal and a follow-up for Thursday, and the rep checks each row before saving.

  3. A card, a QR code and a recap

At a senior living community the maintenance director is out, so the rep scans the administrator's business card and leaves a QR card she can use to book a walk-through from the rep's open times. In the truck, Recap my day turns one recording into notes and follow-ups for every stop.

Why teams pick LASSO

Most field sales apps hand your rep a map. LASSO hands them a reason to stop.

Pins and routes are the easy part. The work is knowing which buildings to visit, what to say there, and what happens after the door.

The usual wayWith LASSO
Where leads come from

You import a list or drop pins by hand.

LASSO finds the buildings near your reps and scores every one, with the reasons.

Why this building

An address and a pin color.

Review complaints quoted with the date, plus size, operator and job postings, each marked measured or a sign.

At the door

Notes typed later, if anyone remembers.

One tap for the outcome. One voice note drafts the note, the deal, the follow-up and the next stop.

The route

Stops in the order someone added them.

Ordered by distance from the rep, kept inside business hours, closing-soon stops first.

Calls around to find out who went where.

Team Live and day trails for reps who share, plus a weekly scoreboard.

Questions

Questions commercial HVAC teams ask.

Something else? Ask us and a person replies.

Does LASSO work for commercial HVAC companies today?

Yes. LASSO's building scoring was built alongside a commercial mechanical, electrical and plumbing contractor that sells preventative maintenance contracts, so heat and air complaints, building size and operators with several buildings are already part of what it scores. The field app (stop lists, door outcomes, voice notes, business cards, QR leave-behinds, canvassing pins, territories and the call list) works the same for every trade.

How does LASSO find commercial HVAC leads?

A rep picks an area, a radius and building types such as hotels, apartments or senior living. LASSO pulls the Google listings, skips places your company already has, reads each building's website for size and renovation words, and checks the top results' last 30 reviews for complaints about heat, air conditioning and hot water. Free public lists are loaded for your states when we set up your company.

Does LASSO replace our CRM, or work with Salesforce?

LASSO keeps accounts, contacts, deals, follow-ups and activity on its own, so a team without a CRM can run on it. If you use Salesforce, sync is an optional add-on, set up and tested with your Salesforce admin during onboarding: accounts, contacts and opportunities sync both ways, and leads and activity go to Salesforce.

Does LASSO work on any phone?

Yes. LASSO runs in the browser on any phone or computer and installs to the home screen like an app. Android and iPhone apps are in testing.

How is LASSO priced?

Per selling rep, per month: seats start at $89, and Hunter seats, which add the lead finder, start at $159. Managers who don't sell are free, one for every five reps, and the pricing page lists the company base, optional add-ons and lead lookups.

Can managers see where reps are?

Only for reps who turn location sharing on. It's off by default, each rep picks their hours, a banner shows while it's on, and nothing is recorded when it's off. Location points are kept 90 days, then deleted.
