Weekly search
Save an area, the building types, the filters, a count and a weekday. LASSO runs it that day each week and sends a push when the results are ready.
Lead finder
Pick an area and the buildings you sell to. LASSO pulls Google listings, or a free public list, scores every building and tells your rep which reasons were measured and which are only a sign.
Sample screen. Names and numbers are made up.
How a search works
A rep runs a search from the phone. Most of the checking happens in the background while they drive.
Type a city and state or a ZIP, or use where you are. Pick a radius (10, 15, 25, 40 or 60 miles), how many results you want (15, 30, 50 or 80), and the building types you sell to. The area is saved as your territory, and LASSO warns you when its center sits in a teammate's territory.
Google Maps listings bring the name, category, phone, website, hours, rating, review count and the topics people review about. Where county property records are loaded, they add year built and square feet. A rep can also pull a free public list for the same area, with licensed beds, nursing home chains, apartment unit counts and management companies, for the states loaded when we set up your company.
Closed places, places your company already passed on, and businesses that are already an account or an open lead (matched by name, phone or website) are left out. National brands stay in and are marked down.
Scores run 0 to 100. Sixty and up is strong; 35 to 59 is worth a look. Each reason is labeled measured or a sign. Results are sorted by score, then by distance.
Keep makes a lead with the findings written in and a pin on the map, ready for the stop list. Pass hides the business for your whole company for good, with an Undo. You can keep up to 80 at once.
For the top results, LASSO reads the last 30 Google reviews, looks for a maintenance job posting, checks how old the website's domain is, and writes lines for the door. A rep can also tap Run full check on any one.
Each type maps to a set of Google categories, 116 in all, so the senior living type brings assisted living, nursing homes, retirement communities and hospices, not just places with "senior" in the name.
Then narrow it with what to look for:
Scoring
The building profile was built alongside a commercial mechanical, electrical and plumbing contractor that sells preventative maintenance contracts.
A measured reason is something LASSO read directly: a review, a licensed bed count, a job posting it matched. A sign points the right way but is not proof, like a website footer that has not changed in years.
The finder does not prove equipment is failing. It finds reviews that complain about it, quotes them with the date, and leaves the diagnosis to your technician.
Sample data
| What the building profile looks for | What counts | Labeled |
|---|---|---|
| Complaints about building systems | The last 30 reviews, read in the full check, complain about heat, air, hot water, plumbing or power. Before the full check, Google's own review topics are used. | measured |
| Unhappy reviewers | 20 or more reviews, and a quarter or more are 1 or 2 stars | measured |
| Size | Large is 80 or more rooms, 150 or more units, 100 or more beds, or 100,000 square feet or more. Mid is 40 or more rooms, 60 or more units, 40 or more beds, or 30,000 square feet or more. | measured |
| A busy place | No size found, but 300 or more Google reviews | a sign |
| One operator, several buildings | The same website, the same manager named on listings, the same license holder, a nursing home chain, or a HUD management agent with other properties | measured |
| Hiring maintenance staff | A posting found by the weekly job watch is measured. A posting the full check matched by name only is a sign. | measured or a sign |
| Renovation or expansion | The listing, the website or a recent review mentions a renovation, remodel, expansion or new construction | measured |
| Age | A county record shows the building is 15 to 35 years old (where county records are loaded). An old website footer year or a domain over 15 years old is a sign. | measured or a sign |
| National brand | The name, website, license holder or chain matches a known national brand. Its maintenance is often decided above the building. | marked down |
| Independent or regional operator | None of the national brand signals were found | a sign |
After a search, the top 25 results are queued for the full check. LASSO reads each building's last 30 Google reviews and keeps the ones rated 3 or less that name a building system, quoted with the date. It runs one search for a maintenance technician job posting at that business, and checks how long the website's domain has been registered.
Then AI writes the door lines: an opener, two or three points, an ask, and one thing to avoid saying. It writes only from what was measured. Signs are passed in marked "do not state as fact".

It keeps working
A finder is only worth something if it keeps finding. These run on their own once a rep sets them up.
Save an area, the building types, the filters, a count and a weekday. LASSO runs it that day each week and sends a push when the results are ready.
Turn it on with a weekly search and LASSO looks for maintenance job postings near your area, up to 10 new employers a week. Employers it finds show up as new prospects.
Once a week LASSO reads the newest reviews on up to 40 of your open found leads. A new review rated 3 or less that names a building system is added to the lead and pushed to the rep who owns it.
Over the last 30 days, 90 days or a year: what was shown, kept, passed on, turned into accounts and won, per search and per reason, with one plain sentence on top. It does not change the scoring by itself; you decide what to do with it.
Public lists cost nothing. Google listing searches and review reads cost cents. Every paid lookup is itemized on your statement, line by line.
A rep who searches weekly runs about $5 to $15 a month in lookups. Lead lookups come with Hunter and Predator seats, with a $10 monthly minimum.
Each company also has a daily lookup limit. Past it, the rest of a search keeps its listing-only score instead of running up the bill.
| Source | What it adds | Cost |

| County property records | Year built, square feet and owner of record | Free |
| The building's own website | Size words, renovation words, footer year | Free |
| Google Maps listings | A search with 20 places: reviews, hours and review topics | About 2 cents |
| The last 30 Google reviews | Complaints about building systems, quoted with the date | Under a cent |
| Maintenance job posting search | Whether the business is hiring maintenance staff | Under a cent |

Questions
Google Maps listings for the building types you pick, plus free public lists (state licensing lists, CMS nursing homes, HUD multifamily and county property records) loaded for your states when we set up your company.
No. It means people complained about heat, air, hot water, plumbing or power in reviews, or that other signs point to work. LASSO quotes the reviews with the date so your rep can ask the right question.
Not yet. Profiles tuned to roofing, fire protection, cleaning, landscaping, pest control, paving and security are in development. Until yours is ready, the finder uses the building profile, and the field app works for your reps today.
A business that is already an account or an open lead is normally left out of results. On teams that share leads, a teammate's lead stays in the results marked with who has it, and the Find page warns when your search center sits in a teammate's territory.
Public lists are free. A Google listings search with 20 places is about 2 cents, and reading 30 reviews is under a cent. A rep who searches weekly runs about $5 to $15 a month, itemized on your statement.
No. LASSO gives you the business's listed phone and, from public lists where loaded, names like the license holder or the management company. Decision-maker contact data from a data vendor is not part of LASSO today.
