Who decides

General manager
The GM answers for guest reviews and for rooms that can be sold, so a room out of order because of a broken unit is a cost they feel. Ask for the GM at the front desk in the early afternoon, between checkout and check-in, and leave a card if they're out.

Chief engineer
The engineer or maintenance lead keeps the building running and knows which units, boilers and water heaters keep breaking. The front desk can usually call them up, and a few questions about what keeps failing go further than a brochure.

Owner or management company
Larger contracts and capital work are often signed by the owner or the company that manages the hotel, especially when it runs several properties. Ask the GM who handles maintenance contracts and get that name before you leave.
What LASSO finds
The reasons a building is worth a stop.
LASSO scores each hotel from its Google listing, its own website and its reviews. Every reason is labeled measured or a sign, so reps know what they can say at the desk.

Visit between checkout and check-in
Early afternoon is usually the calmest stretch at the front desk. Ask for the general manager or the chief engineer by title, and if neither is free, ask which day they're usually in.

Lead with what guests are saying
If reviews mention a warm room or no hot water, say so plainly and ask whether it's been handled. Don't tell them their equipment is failing; ask what they've seen and what they've already tried.

Leave a way to book
Leave a card and a QR leave-behind so the GM can pick a time from your open slots without calling you back. If the engineer says come back Thursday, drop a come-back pin and LASSO puts it on your call list and reminds you.

How do you sell service contracts to hotels?
Start with the hotels that show a reason to talk, such as reviews about air conditioning or hot water, a renovation, or an independent owner. Ask for the general manager or the chief engineer, lead with what guests are saying, and leave a way to book a time.
Should my reps skip branded hotels?
No. LASSO marks national brands down because maintenance is often decided above the building, but it keeps them on the list. A branded hotel is often owned by a local or regional company, so ask who handles maintenance at that property.
Does LASSO tell me a hotel's equipment is failing?
No. It finds reviews that complain about heat, air, hot water, plumbing or power, which is a reason to ask, not proof of a failure. Every reason is labeled measured or a sign so your reps know what they can say.
Does the hotel search work in my state?
Yes. Google listings work for hotels anywhere in the US, and LASSO reads room counts from each hotel's website. County property records are loaded for your states when we set up your company.
Does it work for trades other than HVAC and plumbing?
The field app works for any trade today. The building scoring was built for building systems work, and profiles tuned to cleaning, pest control and other trades are in development; until yours is ready, the finder uses the building profile.
