Who decides

The people you need to reach at office buildings.

Ask for them in this order. LASSO keeps each one as a contact on the account, with notes and the next step.

  1. 1

    Property manager

Multi-tenant buildings and business parks are usually run by a property management company that hires the service vendors. Check the lobby directory or ask a tenant who manages the building, then call on that office.

  2. 2

    Building engineer

Larger buildings often have an engineer on site who knows the equipment and which tenants complain. They're a good first conversation and can tell you when contracts come up.

  3. 3

    Office or facilities manager

In owner-occupied buildings, the company's office manager or facilities manager usually buys the service. Ask the receptionist for whoever handles the building and leave a card for them.

What LASSO finds

The reasons a building is worth a stop.

LASSO scores each building from its listing, website and reviews. Every reason is labeled measured or a sign.

  • measuredSquare feet. From the listing, the building's website, or county records once they're loaded for your states, with 100,000 sq ft or more counted as large.
  • measuredOne manager, several buildings. The same management company or website behind several buildings in your search.
  • measuredTenant complaints. Reviews that mention air conditioning, heat, the elevator, leaks or maintenance.
  • measuredRenovation. A renovation, expansion or new building mentioned on the listing, website or a recent review.
  • measuredBuilding age. Built 15 to 35 years ago, from county records where they're loaded for your states.
  • a signNo national brand found. Nothing ties the building to a national brand, so it may buy its own service.

Working these buildings

How reps get from the front desk to a proposal.

  1. 1

Find the manager from the lobby

Many multi-tenant buildings post the management company in the lobby or on a sign out front. Note the name, then visit the management office rather than knocking on every tenant suite.

  2. 2

    Walk the business park

Business parks put many doors on one street, and some tenants own their own space. Use Knock this street to drop a pin on each door in two taps and mark who you talked to.

  3. 3

    Bring up what tenants say

If reviews mention the heat, the air conditioning or the elevator, bring it up with the property manager and ask how it's being handled. Set a follow-up so the conversation doesn't end with one visit.

Why teams pick LASSO

Most field sales apps hand your rep a map. LASSO hands them a reason to stop.

Pins and routes are the easy part. The work is knowing which buildings to visit, what to say there, and what happens after the door.

Where leads come from

You import a list or drop pins by hand.

LASSO finds the buildings near your reps and scores every one, with the reasons.

Why this building

An address and a pin color.

Review complaints quoted with the date, plus size, operator and job postings, each marked measured or a sign.

At the door

Ordered by distance from the rep, kept inside business hours, closing-soon stops first.

For the manager

Calls around to find out who went where.

Team Live and day trails for reps who share, plus a weekly scoreboard.

Questions

Selling to office buildings: what reps ask.

Something else? Ask us and a person replies.

How do you sell to office buildings?

Find who manages the building, usually a property management company, and start there. Tenant complaints in reviews, building size and renovation are good reasons to ask for a meeting.

How does LASSO find the management company?

It looks for the same company behind several buildings in your search, by a shared website or the manager named on listings, and groups those buildings under one operator.

Does LASSO know an office building's square footage?

When the listing or the building's website states it, yes, and from county records once they're loaded for your states during setup. Otherwise LASSO leaves size out rather than guess, and a very busy listing counts only as a sign.

Can reps canvass a business park door to door?

Yes. Knock this street opens the map at street level so a rep drops a pin on each door, marks the outcome, and sets a come-back time when someone says later.

Does LASSO plan the route between buildings?

Yes. The stop list orders stops by distance and business hours, puts a stop closing within two hours first, then hands off to Google Maps, Apple Maps or Waze. It does not account for traffic.
