LASSO

Commercial Roofing

The canvassing app for roofers who sell to property managers, not homeowners.

LASSO runs your reps' day of commercial calls, from the stop list and door outcomes to the voice note that drafts the deal, and finds apartments, offices and medical buildings near them. A roofing scoring profile is in development.

What gets in the way

What slows roofing sales down, and what LASSO does about it.

01

Residential tools don't fit commercial roofing

Most canvassing apps are built for storm teams knocking on houses. Commercial reps work a list of buildings and stay with each one for months.

With LASSOLASSO is built for a list of buildings you work for months: accounts, contacts, deals and follow-ups, not one-time door knocks.

02

Roof decisions take a long time

A property manager wants a roof survey, then a proposal, then approval from the owner or a board. Without follow-ups that come up on time, the job goes to the roofer who checked in last.

With LASSOGive the survey, the proposal and the approval each a dated follow-up, so you are the roofer who checked in most recently.

03

Leak calls don't become programs

Your crew patches a leak and leaves. Nobody comes back to sell an inspection and maintenance program across the owner's other buildings.

With LASSOAfter the patch, a voice note sets the follow-up to pitch an inspection program across the owner's other buildings.

The buildings you call on

Where commercial roofing reps find their work.

Apartments and HOAs

Who decides: Property manager, regional manager or HOA board

Communities with many buildings need regular roof inspections, repairs and planned replacements.

Offices

Who decides: Property manager or building engineer

Flat roofs on office buildings leak into tenant space, and tenants complain fast.

Hotels

Who decides: General manager and chief engineer

A leak over a guest room takes the room off the market and shows up in reviews.

Senior living

Who decides: Executive director and maintenance director

Leaks in resident rooms and common areas are urgent, and a campus often has several roofs.

Warehouses and plants

Who decides: Plant manager or facilities manager

Large low slope roofs over inventory and equipment make every leak expensive.

Retail centers

Who decides: Center property manager or owner

Shopping centers and restaurants carry big flat roofs with rooftop units that need flashing and curb repairs.

What LASSO reads for you

Ranked buildings today. Your own trade profile next.

Until the roofing profile is ready, the finder ranks buildings with the building profile. These are the reasons it can give today, each labeled measured or a sign.

  • measuredLeak complaints. The building profile already counts reviews that mention leaks, flooding or mold, along with heat and air complaints that matter less to a roofer.
  • measuredBuilding size. Rooms, units, beds or square feet, read from the listing, the building's own website or a public list.
  • measuredOne operator, several buildings. The same management company behind several places in your search, so one roof program can cover a portfolio.
  • measuredRenovation or expansion. A renovation, expansion or new construction on the listing, the website or a recent review, which often includes roof work.
  • measuredYear built. From county property records where they are loaded for your area, and buildings 15 to 35 years old score higher.
  • a signOld website or domain. A website footer 3 or more years old or a domain registered over 15 years ago hints at an older operation, and it is shown as a sign, never as fact.
  • marked downNational brands. National hotel, apartment and retail brands are marked down because their roofing is often handled by a corporate or regional contract.

A day in the field

A day in the field, with LASSO in the truck.

A sample day for commercial roofing reps. Every step is in the app today.

  1. Pick up where yesterday ended

Today shows two come-back pins in an office park the rep knocked yesterday. The rep adds them to the stop list with three apartment communities from Find, and Optimize orders the day by distance and business hours.

  2. Knock the whole park

From the first stop the rep taps Knock this street and drops a pin on each building, marking Talked, Not in or Come back with a time. Every come-back becomes a follow-up with a reminder before it is due.

  3. From roof survey to deal

After walking the roof at Riverside Commons with the property manager, the rep records a voice note in the parking lot. LASSO drafts a roof replacement deal, adds the regional manager as a contact and sets a follow-up, all for the rep to check.

Why teams pick LASSO

Most field sales apps hand your rep a map. LASSO hands them a reason to stop.

Pins and routes are the easy part. The work is knowing which buildings to visit, what to say there, and what happens after the door.

The usual wayWith LASSO
Where leads come from

You import a list or drop pins by hand.

LASSO finds the buildings near your reps and scores every one, with the reasons.

Why this building

An address and a pin color.

Review complaints quoted with the date, plus size, operator and job postings, each marked measured or a sign.

At the door

Notes typed later, if anyone remembers.

One tap for the outcome. One voice note drafts the note, the deal, the follow-up and the next stop.

The route

Stops in the order someone added them.

Ordered by distance from the rep, kept inside business hours, closing-soon stops first.

For the manager

Calls around to find out who went where.

Team Live and day trails for reps who share, plus a weekly scoreboard.

Questions

Questions commercial roofing teams ask.

Something else? Ask us and a person replies.

Does LASSO work for commercial roofing companies today?

The field app does: stop lists, door outcomes, voice notes, business cards, QR leave-behinds, canvassing pins, territories and the call list all work fully for your trade today. The finder already pulls and ranks apartments, offices and other buildings with the building profile, which counts review complaints about leaks, and a roofing profile that reads reviews for roof leaks and water damage is in development.

How does LASSO find commercial roofing leads?

A rep picks an area, a radius and building types such as apartments, offices or warehouses. LASSO pulls the Google listings, skips places your company already has, reads each building's website for size and renovation words, and ranks the rest with the building profile, with a reason for every score. Free public lists are loaded for your states when we set up your company.

Does LASSO replace our CRM, or work with Salesforce?

LASSO keeps accounts, contacts, deals, follow-ups and activity on its own, so a team without a CRM can run on it. If you use Salesforce, sync is an optional add-on, set up and tested with your Salesforce admin during onboarding: accounts, contacts and opportunities sync both ways, and leads and activity go to Salesforce.

Does LASSO work on any phone?

Yes. LASSO runs in the browser on any phone or computer and installs to the home screen like an app. Android and iPhone apps are in testing.

How is LASSO priced?

Per selling rep, per month: seats start at $89, and Hunter seats, which add the lead finder, start at $159. Managers who don't sell are free, one for every five reps, and the pricing page lists the company base, optional add-ons and lead lookups.

Can managers see where reps are?

Only for reps who turn location sharing on. It's off by default, each rep picks their hours, a banner shows while it's on, and nothing is recorded when it's off. Location points are kept 90 days, then deleted.
